GREEN LIVING

At Fairfield communities nationwide, our management teams are committed to providing you with green living opportunities. We make it easy for you to contribute to sustainability without having to make a special effort. And before you know it, preserving nature becomes second nature.

FIND YOUR COMMUNITY
We strive to make a difference on the environment in each of our communities with our Living Green program, however, not all offerings are available at every community. Please check with your Property Manager for the specific Living Green features available at your community. Living Green features include:

WATER

  • Minimum of one water bottle refill station available to residents and guests in a common area.
  • Refillable water bottles, compostable cups, or easily recyclable boxed or aluminum can water made available in any instance where a water bottle would normally be offered.
  • Annual comprehensive leak inspections for pool pumps and fountains. Retaining a record of the inspection is strongly recommended.
  • WaterSense labeled aerators on fixtures in all amenity spaces and apartments (required).
  • High-efficiency washers in all apartments and/or common laundry areas.
  • Timers on fountains and other water features.
  • All fixtures are low-flow fixtures (i.e., sinks, toilets, urinals, and showerheads) that comply with WaterSense Standards (required except for sinks).
  • Use of a leak detection/monitoring service.

LANDSCAPING

  • Electric pressure washers (instead of hoses) for cleaning outdoor walkways and pavements.
  • High-efficiency irrigation heads.
  • Reclaimed water used for 50% or more of total irrigation.
  • Annual irrigation audit completion. See the attached checklist for more details (required).
  • Implementation of water-wise, xeriscaping, or native drought-tolerant landscaping for 100% of the property's landscape.
  • Use of eco-friendly fertilizers.
  • Use of rain, moisture, and/or weather-based sensors for irrigation.

WASTE

  • Reuse of used paper as draft paper in printers, scratch pads, copies, or for any other reasonable instance where paper needs to be used for note taking or printing.
  • Informing residents of donation or resale opportunities of durable goods.
  • Trash compactors.
  • Use of recyclable, biodegradable, and/or reusable plates, cups, and utensils in offices and common areas.
  • Use of 100% post-consumer waste paper in offices and common areas.
  • Donation, recycling, refurbishment of office furniture and equipment.
  • Recycling receptacles in all common areas (i.e. mail room, pool area, fitness & business centers). (required)
  • E-waste recycling/donation location.
  • Signages of (hauler-specific) recyclable/composting materials near waste collection containers in all units and common areas.
  • Signages of (hauler-specific) recyclable/composting materials on all recycling and trash dumpsters.
  • Composting program for residents (where available).
  • Recycling of at least 50% of waste from repairs or minor construction.
  • Recycling (at minimum) these 5 materials: paper, corrugated cardboard, glass, plastic, and metal.

ENERGY

  • Average of 1 ceiling fan per apartment.
  • Programable thermostats in office and common areas (required).
  • Solar heating for pools.
  • Annual appliance audit for leasing office and common area appliances. See the attached checklist for more details.
  • Annual inspections and maintenance of the insulation and sealing of all windows and doors.
  • Motion detectors for power in models and common areas for lower energy consumption (required).
  • Smart thermostats in all apartments.
  • On-site solar panels.
  • Keeping the central air conditioning at 78 degrees F for all amenity spaces, offices, and common areas during the summer.
  • Use of compact fluorescent light bulbs (CFLs or LED) in all interior and exterior landlord-controlled fixtures (required).
  • ENERGY STAR® apliances in all common areas, offices, and apartments (unless no model is available).
  • Dual-pane windows in all common areas, offices, and apartments.

TRANSIT

  • Carpooling or ridesharing program within the community.
  • Information about public transit options, routes, and schedules shared with residents.
  • Bike rentals.
  • EV charging stations.
  • Shuttle services to major local destinations such as shopping centers, offices, and transit hubs.
  • Electric golf carts.
  • Bicycle storage.
  • Short distance to public transportation (up to 1/2 mile).

HEALTH

  • Environmentally friendly pest control.
  • Green Seal or EPA Safer Choice Standard certified cleaning supplies (required).
  • GREENGUARD Environmental Institute certified furniture in office spaces and common areas.
  • Manage indoor air quality. See the attached checklist for more details.
  • Share the Air: Smoke-free community (required).
  • CRI certified carpet and carpet pad with low VOC adhesives in all areas with carpet.
  • Low or no VOC paint for all walls (required).

ADMINISTRATION

  • Option to pay rent online.
  • Application process is entirely digital.
  • Option to lease online.
  • Sharing programs for tools, equipment, and other items that residents may need infrequently.
  • Digital communication encouraged/used as a primary form of contact.
  • Green team led by on-site property management personnel.
  • Third-party certification (i.e. LEED, Green Globes, etc.)
